We created AEConsortium because there should be a more reliable way to accumulate wealth than the ever-fluctuating stock market and putting your hard-earned money into your 401k. 90% of the world’s millionaires invest in real estate. Tax benefits, housing as a necessity, backed by a hard asset – these are some of the reasons why real estate, and specifically workforce housing, offers the best risk adjusted returns out there.  

 

AEConsortium offers the chance for busy people to invest in real estate with experts who are aligned with their goals. Together the managing members have over 50 years of management and operations experience. Our fiduciary responsibility and transparency to our investors is paramount. OUR METHOD AND STRATEGY

At AEConsortium, we seek opportunities to improve inefficient operations, re-brand, renovate and enhance the resident experience which drives up net operating income and value, to build wealth for you. We minimize risk by sourcing opportunities in markets with strong fundamentals and in gentrifying and improving neighborhoods. We strive to improve communities not just for our bottom line but for the residents in which we serve.

It takes countless hours on our part before you, the investor, actually see an offering. First, we assess deals we get from brokers and other resources that we have carefully sourced and developed over many years to see if the opportunity meets our criteria. If it does and we like it, we go into a deeper dive to analyze the deal. Our meticulous analysis is the foundation of our fiduciary responsibility to our investors. If the opportunity passes our rigorous tests, we perform due diligence, submit an offer and negotiate.

Multi family is a counter-cyclical industry that does well, even in a bad economy. Unlike single-family homes, the demand for apartment units has reached record-levels. Affordability Gap, growing economy,ever rising lending requirements and shortage in housing units keeps the demand for apartments rising to new highs.

INVESTMENT OPPORTUNITY

We offer qualified investors an opportunity to diversify a portion of their assets into managed real estate investments as part of an investment. This investment strategy has historically demonstrated attractive returns over time and offers additional benefits such as capital preservation, quarterly preferred cash distributions to investors, and capital appreciation over the life of the investment.

CAPITAL STRUCTURE

Investments will typically be financed with 70% – 80% loans, with the remainder of the capital being provided by Investor capital. Investors become Members of a specific LLC that has been formed to acquire one or more properties. LLCs engage in the business of acquiring, improving, operating and disposing of multifamily real estate assets.

PARTNERSHIP ORGANIZATION

Each acquisition will be acquired by a single purpose LLC. This structure enables us to protect individual assets. A Team of Sponsors acts as the Manager of each LLC.

INVESTORS FAQ

Q: Can I be guaranteed I will get my money back?

NO, as in most investments there are no guarantees. As will be explained in the Private Placement Memorandum, under unusual circumstances it is possible for the entire investment to be lost.

Q: How long will my money be needed?

This is determined by the specific property and improvement plan and will be specified in each property offering. Typically we intend to hold properties between 3-7 years.

Each property has an anticipated rate of return and a proposed exit strategy. For example, our strategy may be to hold a property for 4 years OR until we hit a specific appreciation hurdle, like a cumulative % return. The first of these two factors to hit will cause to sell the property and pay off investors with available proceeds.

Q: Can I share investment opportunities with my friends and relatives?

Yes, we welcome introductions to your family and friends – but remember, we make it a point to get to know each and every investor, and to make sure they know us, before we invite them to invest. At any given time we are underwriting/evaluating 3-5 properties that we have received from our strong relationships with brokers. Several are pocket listings that we learn about before they are shared with other investors.

Q: How many other investors will be in the deal with me?

Each acquisition is unique, depending if there is existing financing in place, whether the current owner will be carrying back financing, etc. Depending on the scale and value of the asset, most deals will include between 3-25 investors.

Q: Can I use my retirement funds in this type of investment?

Yes. Self- directed IRA’s and pension funds can invest in real estate.

IRA and 401K funds can typically be rolled over into a self-directed IRA account. The custodian is an intermediary that you direct. There are several self-directed IRA custodians,already on our team.

WHY BE A PASSIVE INVESTOR?

The goal of passive investing is to build wealth gradually. Passive income typically refers to an income stream that is somewhat automated. You make an upfront capital investment – often in real estate, a mutual fund of other equity-based vehicle – and then receive an ownership stake in that investment, from which you are paid dividends or other types of regular income. What makes this form of income passive is that you are not directly managing the investment. Passive real estate investing, therefore, is a form of real estate investing in which you place your capital into a real estate venture that you will not have any direct responsibility for managing.
